Inviting, accessible, sociable, Parallelo is an innovative and unique office building.
Its light and linear architecture distinguishes it strikingly from vertically – oriented office buildings.
It features three floors raised 12 meters off the ground with circa 12,800 sqm of space and four meeting rooms, three cantilevered into space, the fourth a glass box floating in air.
The architect is Mario Cucinella, a talented interpreter of the workplace who has created spaces that respect companies’ needs for operational and organizational efficiency while also offering comfortable and livable spaces for those who work there.
Parallelo is in Milan, on Via Santander 9:
Parallelo is located in the bustling Romolo IULM neighborhood, which is characterized by ample green areas, recently built residential complexes and office buildings and the University of Languages and Communication (IULM), as well as a full range of services and amenities such as gyms, sporting clubs and schools. All just a short walk from the Navigli, the most vibrant and distinctive area of Milan.
Parallelo is exceptional for its flexibility.
Its horizontal orientation provides great flexibility in the internal organization of workspaces to ensure seamless and effective interaction among co-workers.
Internal circulation is also optimized through the use of functional accessory spaces.
The spaces can be splitted and connected as needed, both horizontally and vertically.
Each floor – about 4,000 sqm with a constant width of 19 meters – can accommodate 300 people, facilitating working relationships.
The large number of workstations per floor also means a significant reduction in costs. The segmentation of one or more floors into modules ensures maximum adaptability to a variety of organizational needs and layouts, for efficient and effective spaces and relationships.

Parallelo offers spaces tailored to people, companies and the environment.
It meets the highest international quality standards (Grade A building) and the strictest energy standards (Class A building) as certified by Lombardy Region (CENED).
The technical design of the façade, the volumetric configuration and solar orientation of the building, the use of heat pumps and geothermal energy, and the roof with 1,034 sqm of photovoltaic cells (annual energy production 150.000 Kwh) enable Parallelo to offer material savings of overall energy costs.
And by completely eliminating air emissions, Parallelo also prevents 163 tons of CO2 from being released to the environment every year, as opposed to a traditional building of the same size.
With the aim of creating both comfort and savings, Parallelo adopts all the cutting-edge technologies capable of generating and utilizing energy without waste, including photovoltaic and solar thermal panels, and special highly insulating envelope modules.
Along with clear respect for its surrounding environment, Parallelo’s technological implementations generate a strong perception of trouble-free efficiency, making it a special office building that imbues its interiors with physical and mental energy.
And this is an energy that every tenant company can absorb and share with its personnel.
The façade consists of double-glazed windows charged with an inert gas to prevent overheating and heat transfer to the building interior.
Parallelo’s new and unique habitational experience derives from the fact that it does not obstruct people’s natural relationship with the peaceful surrounding landscape.
The plaza and adjoining public park ensure maximum continuity between indoors and out, thanks to the perfect integration between its structural features, such as terraces and transparent façades, and the surrounding city with its tree-lined roads and pedestrian paths.
Parallelo is a propitious place of encounter, thanks in part to its 4,585 sqm private plaza with café and restaurant services, an ideal space for organizing events, exhibitions or parties, or for relaxing with colleagues and guests.
Each floor of Parallelo is a marvel of spatial efficiency: ratio of net leasable area (NLA) to gross leasable area (GLA) is 78%.
This efficiency makes it possible to optimize space planning and layouts, making it possible to accommodate 300 workstations per floor with an average of 12.5 sqm per person.
Parallelo also offers a comprehensive service package: cleaning, maintenance, reception, security and assistance.
Spatial optimization, an efficient physical plant and integrated facility management combine to create significant savings on operating costs.
Thanks to careful planning and quality con- struction, building expenses are less than 42¤/sqm per year.
Architect Mario Cucinella, is known for his attention to sustainability and environmental issues.
This approach has brought him distinction in several important international competitions.
Among his most significant projects are the Sino Italian Ecological Building in Beijing and the Campidoglio II in Rome.
His office buildings include the new Bologna city hall and the 3M headquarters in Pioltello.
He has won prestigious architectural awards, such as the: Mipim Green Building Award in 2009 and the Energy Performance & Architecture Award in 2005.
With Parallelo, he has created a structure that redefines the identity of the site by featuring horizontality, immersing the building in its natural surroundings while enabling it to optimize the sun’s energy.
